We provide owners of 1 to 4 family residential properties with the ALTA 2008 Policy. This policy not only insures against defects in the title prior to the closing but also contains important coverage for some matters that may occur after the closing. When the property does not qualify for a 2008 policy we provide the ALTA 2006 Standard Owners Policy.
In most situations we will provide lenders with the ALTA Short Form Loan Policy. We issue this at closing and return it to the lender with the closing package.
When John Bethell Title Insurance Company, Inc. issues your title insurance, First American Title Insurance Company automatically insures your closing. This gives you the peace of mind of knowing that when you leave the closing, your title is insured.
We provide Judgment and Liens Searches with taxes or for a smaller fee without taxes. A J&L is a limited liability product that shows all open liens since the last apparent change of title. It is not a comprehensive search and should not be relied upon for purchase or first mortgage transactions.
